our commercial bridging finance work?
A
client wishes to purchase a factory unit. The
property is currently part-let and is producing
an income of £40k per annum.
The
client feels that the property is currently
under-rented and on the basis of re-negotiating
the current rents and letting the vacant space,
there is scope to increase the rental to £70k
per annum.
The
client has a 10% contribution to make towards
the purchase and their bank have confirmed that
subject to the rent being increased, they would
be prepared to refinance the property.
Solution
